The Project Manager, Real Estate Systems & Processes is responsible for all systems and process design and maintenance related to the Company’s Real Estate, Store Development and Lease Administration functions. This role oversees the work of 3 Lucernex system administrator resources that reside in each business area.
Assist with project management of multi-year Change for Growth project, Lucernex. Lucernex IWMS replaces the current real estate platforms across all brands that are utilized to initiate new store sites, manage existing store lease events, manage store construction projects, execute payments to rent vendors and record straight line rent. The project will continue through an estimated completion date of Q3 2018 and is projected to have approximately 1,200 users once completed. Continued management, assessment, testing, implementation of new version releases and new business applications required. Esablish and maintain system standards
Research and recommend innovative, and where possible, automated approaches; leverage internal resources and technology to provide economies of scale
Design and execute overall system configuration strategies which contribute to CFG goal achievement and center of excellence processes. Function as lead partner to Lucernex vendor and consultant to the business, providing recommendations and resolving complex issues
Responsible for training, setting work-pace and agenda, as well as product performance
Manage and execute against the Lucernex change request process for 3 modules to ensure prioritization, assignment and communication among all user groups. There is an average of 50 open change requests across all modules at any given time
Develop and document centralized processes among all Real Estate, Store Development and Lease Adminstration teams in partnership with leadership ensuring Lucernex automation where possible
Communicate with ascena leadership on key initiatives and progress on Center of Excellence activities
Execute Lucernex system administrator tasks including but not limited to the following: - Manage Security in all modules including user classes and applying security to new configurations - Manage all workflows, schedule templates, binder templates, folder templates across 3 modules - Manage imports of data within all modules completed on a scheduled basis with each team - Create and edit reports including dashboard reports and scheduled reports - Oversee all integrations to and from Lucernex to ensure functioning properly (currently have 5 integrations, future state will have 16 integrations)
Each business function will have a superuser who will assist in executing system administrator tasks. The superusers will indirectly report to this role from a Lucernex workflow aspect to ensure their work is approved and communicated prior to moving to production environments
Certification in Project Management a plus
This position requires excellent communication skills and relationship building with cross functional departments. The individual must be comfortable providing strong leadership and point of views leading to decision making with limited guidance
BS is required
Prior real estate system experience is desirable
Prior Retail experience preferred
Strong Microsoft office skills including Visio and MS Projects. Prior experience with Oracle and SAP desirable
